HavenRify Score
A composite 0–100 for Nigerian diligence — title, documents, developer trust, and return. Decision-support only. Not legal advice, title insurance, or a valuation.
Four pillars. One composite.
composite = Σ (pillar × weight), clamped to 0–100.
Title integrity
40%
Risk signals in title text — encumbrance, lien, dispute, court, caveat — invert into this pillar. Higher risk lowers the score.
Doc completeness
25%
Share of the Nigeria title pack on the listing. Public documents earn a small completeness boost.
Developer trust
20%
Developer profile credibility (0–10 → 0–100). Unverified developers are capped. Missing score defaults conservatively.
Investment return
15%
Cap rate and 3-year ROI from the shared ROI engine, scored against Nigerian residential yield bands (~6–10%).
Nigeria title pack
Completeness measures these documents on the listing. Matching uses doc_type and title aliases.
- 01Certificate of Occupancy (C of O)
- 02Governor’s Consent
- 03Survey Plan
- 04Deed of Assignment
- 05Gazette / Excision (where applicable)
How a score goes live
Investors only see a live composite after diligence is verified. That is the publish gate behind Havenrified listings.
01
Provisional
Score can compute when documents are ingested. Not shown as a live composite to investors.
02
Verified
Analyst or counsel verifies due diligence. Admin may publish via the score API when appropriate.
03
Published
Investors see the composite and pillars. Until then: “Score pending verification.” Havenrified seals the listing.
Return assumptions
Defaults power the Investment Return pillar and Expert Projection on property detail. Investors can switch income, bare land, or land banking.

Decision-support under NDPR
We process property and document data to compute scores under Nigeria’s NDPR and our Privacy Policy. Always confirm title with licensed counsel and the relevant Lands Registry before committing capital. Projections are illustrative — not guarantees.
