HavenRify is decision-support for Nigerian real estate. Listings, scores, DD notes, and projections are informational — not legal advice, title insurance, a guarantee of title, or a formal valuation. Always confirm with licensed counsel and the relevant Lands Registry before committing capital.

Roles & responsibilities

Platform roles: admin, analyst, counsel, developer, and investor. Provider org types (developer, builder, seller) describe the company — builder and seller follow the developer duties below for listing go-live.

Developer / provider

Property seller, builder, or developer company onboarding a project (org types: developer, builder, seller).

Access: Provider Console (/developer)

Does

  • Create a provider organisation and complete KYC (e.g. CAC for developers).
  • Draft listings and upload the Nigeria title pack (PDFs with correct document types).
  • Submit the listing for review when the required pack is complete.
  • Keep project facts, price, and description accurate.
  • Respond to analyst or counsel requests for missing or clearer documents.

Does not

  • Publish a listing as verified / Havenrified on their own.
  • Issue or override the HavenRify Score.
  • Apply the counsel seal.
  • Act as HavenRify operations or give legal opinions through the platform.

Analyst

Designated HavenRify diligence operator.

Access: Analyst queue (/analyst)

Does

  • Claim and review due diligence on submitted listings.
  • Flag authenticity, completeness, and risk signals in the title pack.
  • Annotate DD and prepare the listing for counsel.
  • Run or refresh score analysis and publish a score when diligence is ready (with admin/counsel as operators).

Does not

  • Apply the final Havenrified seal (counsel or admin only).
  • Replace the developer’s duty to supply accurate KYC and title documents.
  • Act as the investor’s or developer’s personal lawyer.
  • Guarantee title or investment outcomes.

Counsel

Designated HavenRify counsel (platform seal authority — not your personal solicitor by default).

Access: Counsel seal queue (/counsel)

Does

  • Review analyst-prepared diligence before sealing.
  • Apply the Havenrified seal, which publishes the listing as verified.
  • Gate what investors see as counsel-backed / sealed inventory.
  • Escalate incomplete or disputed title packs instead of sealing.

Does not

  • Collect day-to-day KYC or marketing assets for the developer.
  • Provide personal legal representation to the developer or investor unless separately engaged.
  • Insure title or underwrite the transaction.
  • Bypass a missing required title pack for a normal seal.

Admin / owner

HavenRify platform operator.

Access: Full operator surfaces (admin privileges)

Does

  • Client liaison, account setup, and role assignment.
  • Smoke-check listings before client handoff.
  • Operational overrides where the platform allows (including seal/score paths when acting as admin).
  • Incident response and process accountability.

Does not

  • Replace counsel judgment as the default path for seals.
  • Substitute for Lands Registry confirmation.

Investor / buyer

Default account role for people browsing and acting on listings.

Access: Dashboard (/dashboard) and public property pages

Does

  • Browse published listings, scores, and available document context.
  • Save projects and use ROI / expert projection tools as decision-support.
  • Start escrow offers (including pending mode when live payments are not configured).
  • Ask Copilot with evidence-aware prompts where enabled.

Does not

  • Edit another party’s title pack or force a seal.
  • Treat the score as a valuation or legal clearance.
  • Expect funded escrow until payment rails are live for that offer.

Trust pipeline

Analyst prepares diligence and the score path; counsel seals. Developers cannot self-publish as Havenrified.

FAQ

Roles & who does what

What is the difference between analyst and counsel?

Analysts review due diligence, flag risks, and prepare scores. Counsel applies the Havenrified seal that publishes the listing as verified. Analysts cannot seal; counsel does not own day-to-day document collection.

Is HavenRify’s counsel my personal lawyer?

No. Platform counsel seals inventory for HavenRify’s trust process. That is not personal legal representation for the developer or investor unless you separately engage counsel for that purpose.

Can a developer publish a verified listing themselves?

No. Developers draft, upload, and submit. Verified / Havenrified publication requires counsel (or admin acting in the seal path).

What can an investor see before a seal?

Unsealed listings are not presented as counsel-verified public inventory. Provisional scores may exist internally; investors see the full published composite only after the publish path completes.

Who assigns analyst and counsel accounts?

HavenRify admin / owner assigns operator roles in profiles. Clients do not self-promote to analyst or counsel.

Process & timing

What is a complete title pack?

For a typical Nigerian residential listing: Certificate of Occupancy (C of O), Survey plan, and Deed of Assignment are required to submit. Governor’s Consent and Gazette / Excision are strongly preferred where applicable.

How long does counsel seal take?

Service targets: about 5 business days after a complete pack on Pipeline plans, and a 48-hour target on Estate plans. Timing starts when the pack is complete and submitted — not when a draft is first created.

What if documents are incomplete or disputed?

The listing stays unpublished. Analyst or counsel will request fixes. Incomplete chains are not sealed under the normal path.

Is there a minimum HavenRify Score to publish?

No. There is no minimum composite required for seal. The publish gate is counsel seal plus the score publish path — not hitting a numeric threshold.

Score & trust signals

What does the HavenRify Score mean?

A 0–100 decision-support composite weighted across title integrity, document completeness, developer trust, and investment return. It is not a valuation, legal clearance, or guarantee.

What is provisional vs published score?

Provisional scores can compute when documents are ingested. Published scores are released when diligence is verified / published for investors. Until then, the UI may show that the score is pending verification.

What does Havenrified / sealed mean?

Counsel has applied the platform seal. The listing is published as verified under HavenRify’s process. It still does not replace Lands Registry confirmation or independent legal advice.

Money & escrow

Can I start an escrow offer without live payments?

Yes. Offers can proceed in pending mode when live payment keys are not configured. Listing and diligence are not blocked on payment provider registration.

Who holds funds when payments are live?

Funded checkout, when enabled, follows the payment provider’s terms. HavenRify is not a bank or title insurer.

Liability & limits

Is this legal advice or title insurance?

Neither. HavenRify provides informational decision-support and a counsel-backed seal process for listings on the platform.

Who is responsible if title later fails?

Providers are responsible for the accuracy of KYC and documents they submit. Investors must confirm title with licensed counsel and the Lands Registry before committing capital. HavenRify’s score and seal do not insure title.

Where do I read the commercial and privacy terms?
